Nebraska USDA Rural Development State Director Maxine Moul recognized Brittany Koehler for her work as property manager for Ridgefield Townhomes in Beatrice. Koehler was named the 2015 Honorable Mention Most Improved Property of the Year for Multi-Family Housing in Nebraska. The townhomes are managed by Knudson Management Company and owned by Autumnwood Apartments, LP.
“On May 1, 2014 Brittany Koehler became the property manager for Ridgefield Townhomes. She turned around the occupancy rate within four months,” said Multi Family Housing Specialist Terri Kostal, USDA Rural Development. “With Brittany as property manager I have confidence that Ridgefield will continue to improve and provide a good affordable housing option in Beatrice.”
The most compelling factor in Ridgefield Townhomes being selected as honorable mention most improved property is the 100 percent occupancy rate experienced since August 2014. Previous occupancy levels were as low as 50 percent. The income from the higher occupancy has allowed the addition of a maintenance staff person to concentrate on unit conditions and curb appeal.
Improvements made since August 2014 include several carpet replacements and new exterior unit doors installed to replace those in poor condition. Overgrown bushes and trees were trimmed and numerous unused satellite dishes on buildings were removed. The higher occupancy level will allow Ridgefield Townhomes to continue with improvements that include replacing outdated landscaping.
