USDA Rural Development Recognizes 2015 Most Active Users of Agency’s Guaranteed Home Loan Program

USDA Rural Development today announced the most active lenders using the agency’s guaranteed home loan program to help rural Iowans with home purchases in 2015.

“We greatly appreciate all of our lender partners for their continued participation in our guaranteed home loan program,” said Bill Menner, USDA Rural Development State Director in Iowa.  “Together, we made great strides in providing quality housing opportunities to qualifying homebuyers in rural communities and areas across the entire state.”

Lenders accessed $237 million in USDA Rural Development loan guarantee funding in 2015 to assist 2,264 rural Iowa households with their home mortgage purchases. The most active users included:

• Iowa Bankers Mortgage Corporation – 201 loans totaling $17,955,677

• Lincoln Savings Bank – 129 loans totaling $14,125,357

• Residential Mortgage Network – 100 loans totaling $13,184,332

• Northwest Bank – 92 loans totaling $9,219,185

• Wells Fargo Bank, NA – 92 loans totaling $7,643,771

 

Additionally, these lenders originated or wrote more than 50 loans in 2015: Ackley State Bank, American Southwest Mortgage, Citizens First National Bank, Compass Mortgage, Inc., Guild Mortgage Company, United Bank of Iowa and University of Iowa Community Credit Union.

More than $240 million in USDA home loan funding, including $232 million in guarantee home loan funding and more than $9 million in direct home loan funding, is available to qualified rural Iowa households for the remainder of 2016.

With guaranteed lending a loan is made to a borrower by the lender following the same basic steps as a conventional loan. USDA Rural Development provides up to a 90 percent guarantee to the lender on qualifying loans, reducing the lender’s risk in the event of a default by the borrower.

Direct home loans through USDA Rural Development feature 33-year loan terms and payment assistance is available.

USDA Rural Development’s guaranteed home loan and direct home loan programs offer competitive interest rates, fixed terms and require no down payment to help eligible families living in rural communities and areas purchase new or existing homes.  Loans, and some grants, are also available to help families make needed repairs to their homes.

Typical income limits for a household of four are $75,650 for the guaranteed loan program and $49,450 for the direct loan program. Income limits vary by county and household size, so applicants are encouraged to USDA Rural Development staff for limits in their specific area.

Eligible homes must be located in a rural area and/or a community of generally less than 20,000 residents.

“Expanding and preserving homeownership and housing opportunities is a major part of the foundation for a stronger, more prosperous rural America,” Menner added.
