Single Family Housing Direct Home Loans

Also known as the Section 502 Direct Loan Program, this program assists low- and very-low-income applicants obtain decent, safe and sanitary housing in eligible rural areas by providing payment assistance to increase an applicant’s repayment ability. Payment assistance is a type of subsidy that reduces the mortgage payment for a short time. The amount of assistance is determined by the adjusted family income.

  • The United States Department of Agriculture (USDA) offers both a Direct and Guaranteed Home Loan Purchase Program. Information is available online for the Direct program at Single Family Housing Direct Home Loans ; and for Guaranteed Home Loans at Single Family Housing Guaranteed Loan Program .

  • The current interest rates are posted on the Interest Rates tab of the program you're inquiring about. For example, the Single-Family Housing Direct program current interest rate would be found at: Single Family Housing Direct Home Loans .

  • There are times when the local Rural Development Lending Office may not have funds available to fund a new loan. Rural Development is funded on an annual funding year that goes from October through September. Because of this budget cycle, Rural Development may experience periodic funding shortages.
